Job Summary

The Leasing Manager for Northshore Properties acts as the property’s sales representative whose primary duties are to greet prospects and provide information as requested.

The Leasing Manager assist the Property Supervisor in properly securing qualified tenants to lease the units.

The Leasing Manager will contact a person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities.

Responsibilities and Duties

Conduct initial lease-up for a LIHTC property in accordance with UPA’s approved Tenant Selection Plan, Fair Housing Polices, and Americans with Disabilities Act and all IHDA state laws pertaining to apartment leasing.
Must have knowledge of Fair Housing Compliance laws pertaining to apartments.

Review the online Waitlist, download potential applicants for every available unit.

Leasing Site Manager will insure the prospective applicants accessed from the online waitlist are for the appropriate unit size.

The Leasing Site Manager will schedule an appointment for applicants to come in and view the unit and begin screening procedures that determine if the applicant is eligible for the project.

The Leasing Site Manager will obtain a release of authorization to begin inquiries for income, employment, criminal and credit background checks.

Preliminary applicants folders will be submitted to the Property Supervisor to complete Tenant Income Certifications, obtain required documents for a complete file and lease preparation.


Site Manager Duties include prepare packages to renew leases, send out timely notices.

Educate tenants on the renewal–recertification process, insure they comply with management request to complete the renewal.

Record rent receipts from tenants in the management software system

Make Deposits to the bank insure deposits correspond with information recorded in the software system.

Inspect units, address tenant concerns as needed.

All other duties as assigned.


Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Prepares miscellaneous resident communication as needed.

Completes all lease renewal paperwork including background checks, and other required documents.

Complete and maintain traffic log on all prospects, sends thank-you notes and performs follow-up.

Performs any additional duties assigned by Manager.

Qualifications and Skills

Position requires a minimum of three-five years in the area of marketing, leasing and screening skills for affordable housing.

Applicant must be able to type 45-50 WPM, proficient in Microsoft Word-Excel, and must be organized.

Real Estate Certifications and/or real estate licensed preferred by the state of Illinois.


Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations.

Needs to think rationally beyond a specific set of instructions.

Salary: $40,000.00 to $43,000.00 /year
